How to study for the South Dakota real estate exam

  • Take the practice test once without looking up the answers. Note the subjects you miss, then use the linked statute to review the complete requirement.
  • Learn the relationship terms: client, customer, responsible broker, appointed agent, limited agent and transaction broker. Their duties and consent requirements differ.
  • Pay attention to first substantive contact. Separate an initial request for basic information from a conversation about a buyer’s finances or negotiating position.
  • Review agreements and advertising together. Know the required written terms, the property-management renewal exception and when the brokerage name or licensed-owner status must appear.
  • Follow earnest money through the transaction. Separate written authority to hold funds, the deposit deadline, monthly reconciliation and authority to release disputed funds.
  • Retake the same 50-question bank after studying the missed topics. Explain the rule in your own words before selecting the answer.
