How many questions are on the Alaska real estate exam?

The current Pearson VUE outline lists 80 scored national questions and 40 scored Alaska salesperson questions. It also includes five unscored national pretest questions and 5–10 unscored state pretest questions. The Pearson VUE Alaska candidate handbook provides a four-hour examination allowance. Check the current provider documents when scheduling your appointment.

How to study for the Alaska real estate exam

  • Take the practice exam without looking up the answers first. Keep a list of missed topics so your next study session addresses the rules you need to review.
  • Learn Alaska’s relationship terms. Representation, specific assistance, neutral licensees and designated licensees have different requirements. Know when written relationship disclosure and neutral consent are needed.
  • Separate the disclosure rules. A seller’s property disclosure, a licensee’s material-information duty and a conflict-of-interest notice serve different purposes and have different timing requirements.
  • Review money handling from receipt through disbursement. Know the salesperson’s immediate turnover duty, the broker’s trust-account responsibilities and the restrictions on using one tenant’s deposit for another tenant.
  • Read deadline questions carefully. Proper notice, delivery method, return of possession and damage deductions can change the applicable rule.

Who regulates Alaska real estate licensing?

The Alaska Real Estate Commission makes licensing decisions and enforces the real estate licensing laws. Examination scheduling is available through Pearson VUE’s Alaska program.

How much prelicense education does Alaska require?

The ordinary initial salesperson route requires 40 hours of Commission-approved education under AS 08.88.091(b), along with the other licensing qualifications. A new salesperson also has a separate 30-hour postlicense education requirement within the first year under AS 08.88.095. Review the Commission’s current application instructions for your route.
